Who determines the rental?

As with every park of the management service our owners decide what works for them. That being said, in order to make an informed decision Toodle will arrange for an onsite meeting at the property and will send the owners and brief summary of the points discussed and our expectations of the likely market rental range based on comparable properties in the area. This doesn't mean that the owner has to accept this range, it's simply a guide.

Who takes care of the linen and cleaning?

Toodle takes care of cleaning and preparing the property between bookings. This includes looking after the linen, which most property owners prefer to be hired. Hiring linen is generally the best option, as it ensures that a perfect, hotel quality bed is waiting for your guests every time.

Who pays for the cleaning and the linen hire?

The guest pays for the cleaning and linen hire, the cost is part of the total cleaning cost for the property.

Do I need to leave toiletries and supplies for the guests?

You have the choice of supplying the toiletries and basic items such as laundry powder and toilet paper, or Toodle can look after this for you and add it to our service charge.

Can you help me with improving my property’s appeal to get more bookings?

Certainly, it’s a big part of what we do for our clients. During our first meeting with any potential client we assess the condition of the property and suggest any ideas that could make the property more appealing. This may be as simple as decluttering or making furnishing changes to improve the look.

Who writes the adverts for the online marketing?

We have a professional creative writer who uses the property information we gather to create unique adverts for each property. It’s his job to highlight those attributes that Toodle has identified as winning attractions, helping your property to stand out from the crowd.

Who takes the photographs of the property?

A picture is worth a thousand words so to help promote your property over the rest we recommend professional photography. We have a couple of different photographers we know and trust and can arrange the entire process for you.

Who pays for the property utility bills?

The owner still pays for all the utility bills, body corporate, rates, sky, apple tv. Any of these monthly bills are to be covered by the owner.

How do I get paid my money from Toodle?

The owner receives their share of the rental fee within 10 working days of the following month. In the meantime the owner has access to Toodle’s property management software so they can follow the bookings their property is attracting and the revenue that’s accrued.

Can you arrange someone to take care of the gardens and other property maintenance for me?

Yes, we are able to arrange a gardener, pool cleaner and someone to take care of any repairs and maintenance work if necessary. We charge a percentage fee for arranging this service.

How does the guest get access to the property?

Guests are given the details for access a day prior to commencement of the booking. This could be the lock box details to access the door key, the alarm code, or the details of our guest host who will meet them at the property.

What services are on offer for the guest?

Toodle can arrange for an airport transfer, flowers upon arrival, or anything else to make the booking extra special, such as a gift basket or champagne. We can also arrange activities or any concierge-based requests. These extra services depend on Toodle being given sufficient notice and the guest being happy to pay for these additions to our usual service arrangements.

Do we have to provide breakfast?

Some owners want to provide their guests with breakfast, some do not. It is completely up the individual owner and is just another way Toodle can tailor the service our owners and guests receive.

What if the guest damages the property?

With most properties we manage we request a bond from the guest before they arrive. This way, if they damage the property we are able to withhold returning that bond to cover the costs.

How do I know the guest won’t smoke or cook methamphetamine in my property?

If you are concerned about this, we would recommend that you get a meth test done before the property is rented, this will ensure that it currently isn’t already positive for meth. Then install a meth-minder alarm. This alarm is monitored and if smoking or cooking meth is detected it alerts the alarm company and the owner so that the guest can be removed immediately.
